Artificial Grass, Playground Rubber and Epoxy Floors in Long Beach
Coastal air, mid century concrete and a renter majority: surfacing planned for how Long Beach properties actually age.
Quick answer
Turbo Surfacing installs artificial grass, poured in place rubber, epoxy floors and concrete grinding in Long Beach for property managers, schools, churches and homeowners. We are licensed, bonded and insured, we respond within 24 hours, and we plan around a coastal climate, older slabs and a city where most households rent.
Key takeaways
- About 455,548 residents, 41.2 percent homeowners and a median home built in 1959, the oldest among the largest cities we serve.
- Coastal moisture makes slab testing and drainage the main technical concerns.
- The Metropolitan Water District's turf program excludes synthetic turf.
- Multifamily projects are phased by zone with tenant notices and photo records.
- We respond to estimate requests within 24 hours.
Long Beach packs a port, a waterfront, dense neighborhoods and quiet residential blocks into about 455,548 residents. Properties here share two things: salt air and age. Many buildings and slabs were poured decades ago and have spent their lives within a few miles of the ocean.
Turbo Surfacing brings more than 15 years of installation experience to Long Beach projects for property managers, schools, churches and homeowners. This page covers what the data says about the city's housing, why coastal slabs need extra checks, and how local water rules treat artificial grass.
OpenStreetMap records Heartwell Park and Franklin Middle School as named local features; these map references are not Turbo project claims or confirmation of current public access. A Long Beach plan should show whether a closure affects a park through-route or a school arrival path, because those are different access questions.

The oldest median home among the largest cities we serve
The Census Bureau's 2024 five year estimates count about 455,548 people in roughly 170,927 households. Owners occupy 41.2 percent of those households, which means close to six in ten households rent. The median home was built in 1959, the oldest midpoint among the largest cities on our list.
A 1959 median says a lot about the concrete. Garages, courtyards, walkways and driveways that old often show hairline cracks, spalled edges, lifted joints and decades of staining. In many Long Beach properties the first question is not which new surface to choose but what condition the slab is in, whether lifted edges can be ground, whether cracks need repair first, and whether replacement makes more sense.
With a renter majority, the decision maker is frequently a landlord or manager. Durability, tenant access and documentation matter as much as appearance.
Salt air, damp slabs and a mild climate
Long Beach sits about 0.5 miles from the coast by our calculation. NOAA's 1991 to 2020 normals give an average July high near 81 degrees, about 23 days a year at or above 90 degrees and roughly 12 inches of rain. That is a mild climate, though a bit warmer than the beach towns to the south.
Coastal moisture is the constant. Slabs near the water can carry more moisture vapor than they appear to, and moisture is one of the most common reasons coatings fail. For epoxy and polished concrete we test the slab, choose the preparation to match and explain what we found. For artificial grass, a well drained base matters more than anything else, and metal fasteners and edging should be chosen with salt air in mind. Poured rubber at a playground near the water needs drainage at its edges so the surface dries between rains.
Water rules and artificial grass
Water in Long Beach comes through local and regional systems, and rebate eligibility depends on your account. The Metropolitan Water District's SoCalWaterSmart turf replacement program states that no synthetic turf is allowed, and its terms require approval before work begins. Ask your water provider which turf programs currently apply at your address and whether artificial grass is eligible.
In practice, owners usually split their lawns into two groups. Decorative strips along a front walk may suit a rebate conversion to plants. Courtyards, pet runs, play areas and shaded spots where plants struggle may suit artificial grass. Whatever you plan, do not remove lawn before any rebate has been approved in writing.
State law applies to larger properties. AB 1572 ends potable irrigation of nonfunctional turf on January 1, 2028 for commercial, industrial and institutional properties and January 1, 2029 for HOA common areas.
How we assess an older Long Beach slab
Before we quote work on older concrete, we walk the slab and write down what we see. We measure lifted joints with a straightedge, mark cracks that are moving or widening, look for spalling and exposed aggregate, and check where water ponds after rain or irrigation. We also look for signs of past repairs, because patched areas can behave differently from the original concrete.
Then we sort the findings into three groups. Areas that can be ground smooth and sealed, areas that need crack repair or patching first, and areas where replacement is the better long term choice. A written scope lists each group and the approach, so a landlord or board can compare bids on the same terms. If the slab is fine, we say so and recommend a simple cleaning and sealing plan instead of a larger project.
Schools, churches and shared spaces
OpenStreetMap volunteers have mapped about 110 schools and about 170 places of worship in Long Beach, along with about 140 parks and 46 playgrounds. Those counts are approximate. The ratio is interesting: there are far more places of worship than mapped playgrounds, which fits what we hear from congregations about parking areas, entrances and halls wearing out faster than play equipment.
Churches. We plan work around services and keep an entrance open wherever possible.
Schools and public agencies. Work paid for with public funds generally follows prevailing wage rules. Send your bid documents and we will tell you what documentation we can provide.
Child care. Title 22, section 101238.2 requires cushioning under and around climbing equipment at licensed centers, and we size surfaces to your equipment.
Multifamily owners. Courtyards and walkways can be phased by zone with tenant notices and photo records.
