Concrete Grinding to Remove Trip Hazards
Smoothing lifted slab edges on walkways, courtyards and entries for HOAs, churches, schools and property managers.

Quick answer
Turbo Surfacing grinds lifted concrete edges on sidewalks, walkways and courtyards to remove trip hazards when the concrete is sound. Grinding is often faster and less disruptive than replacing a panel. We inspect each location and tell you plainly whether grinding, repair or replacement fits. We are licensed, bonded and insured.
Key takeaways
- Grinding removes lifted concrete edges and often avoids replacing a panel.
- It suits small height differences and sound concrete.
- Larger differences, cracks and crumbling edges usually need raising or replacement.
- Grinding does not stop roots or erosion, so ask about the cause.
- Walk the property, map every location and group them by risk.
A lifted edge between two concrete panels is one of the most common reasons a property manager gets a phone call. Someone catches a toe, a stroller stops, or a board member notices on a walk through the community. Grinding removes the high side so the surface is smooth again, and in many cases it does so in hours instead of days.
This page explains why concrete lifts, what grinding can and cannot fix, how the work is done and how associations, churches and schools can plan a property wide program.
Why concrete panels lift and settle
Concrete does not stay perfectly level for long. Tree roots push panels up from below. Soil under a slab can erode, settle or swell when it gets wet and dry out. Irrigation that runs along a walkway softens the ground, and a drain that discharges next to a slab can wash material out from beneath it. Over time, one panel ends up higher than its neighbor, and the joint between them becomes a ledge.
Knowing the cause matters, because grinding fixes the symptom and not the source. If a root is still growing or water is still undermining the slab, a ground edge can lift again. We look at what is happening around the panel and tell you whether the problem is likely to return, and what would reduce the chance.
When grinding works and when it does not
Grinding works best when the difference in height between two panels is small and the concrete on both sides is sound. A diamond grinding head removes the high edge and feathers it into the surface, producing a smooth, sloped transition. It is not a cure for every lifted panel.
Larger differences in height may call for another approach, such as raising the panel or replacing it, because grinding a big step takes off too much concrete and leaves a steep, thin or exposed edge. Cracked, crumbling or badly settled panels are also poor candidates, since grinding a weak slab does not make it stronger. The ADA Standards treat small changes in level differently from larger ones, so we measure each location and discuss which category it falls into.
How the work is done
We start with a walk of the property and mark each location, measuring the height difference and checking the condition of the concrete. Each location is then ground with a diamond grinding head, working from the high panel across the joint so the slope is gradual instead of abrupt. We use vacuum attachments to capture dust, and we clean up as we go.
A ground surface looks lighter than the surrounding concrete at first and weathers toward the surrounding color over time. If appearance matters, such as at an entrance or a courtyard, tell us in advance. We can discuss sealing the ground area, and we explain what to expect so nothing about the finish is a surprise.
Planning a property wide program
Associations, churches, schools and apartment communities usually have many locations, not one. Walk the property with a map, mark every lifted joint and photograph each one. Group the locations by risk: entrances, accessible routes, stairs and heavily used paths come first. Then decide which can be ground, which need repair or replacement and which can wait.
A written scope that lists each location and the recommended approach makes bids comparable and gives a board something concrete to approve. If your community has a reserve study, Civil Code section 5550 requires one at least every three years, and a property wide walkway plan fits naturally into that schedule.
Safety, liability and records
Trip hazards are a safety issue first and a liability issue second. A documented inspection, a clear list of locations and a record of when each was addressed help a property show that it took the problem seriously. Take dated photos before the work and after, and keep them with your maintenance records.
Local rules differ. Some cities run sidewalk repair programs or assign responsibility for sidewalks next to a property, and some do not. If a lifted panel is in the public right of way, check with your city before you arrange repairs, because the rules and the cost sharing vary.
What to have ready for a site walk
A site walk goes faster and produces a better scope when you bring a few things. A simple site plan, even a sketch, with each lifted joint marked and numbered. Photos of the worst locations, taken from the side with something like a ruler or a coin for scale. A note about any past complaints or incidents at a location, since those usually rank first. Any information about irrigation, roots, drains or recent construction nearby.
If the property is managed by a company and owned by an association, tell us who approves the work and how often the board meets. If the property has a reserve study or a maintenance schedule, send the walkway section. We will measure each location on site, confirm what you marked and tell you where we agree and where we see something different. That conversation is usually where the most useful information comes out, and it is free.
Grinding compared with the alternatives
Grinding is fast, quiet compared with demolition and leaves the existing panel in place. It suits small differences in height and sound concrete.
Raising a panel lifts it back to level using injected material. It may suit a larger difference where the panel is intact and the cause can be fixed.
Replacement removes the panel and pours a new one. It suits cracked or crumbling concrete, large differences in height and locations where the base has failed.
Each costs a different amount and carries different risks. We tell you which fits each location and why, even when the answer is not grinding.
Pricing and planning
Grinding is typically priced by the location or the length of the edge, and the price depends on how much concrete has to be removed, how many locations there are and how easy they are to reach. Many locations on one property usually cost less per location than a single call, because setup and travel are shared. Our concrete grinding and polishing cost guide explains the factors, and a site walk gives you a written number.
Next steps
Send photos and rough dimensions through the free estimate form and we respond within 24 hours. Site walks are available the next day or later, depending on availability, and you receive a written scope after the visit. If you are managing a property with many locations, send a site plan or a list with photos and we will tell you what we recommend for each.
What to know before you start
Give each reported raised edge a location identifier before grinding. Photograph the same edge afterward so the closeout record can be matched to the original complaint without guessing from pavement color.
